Embarking on the home selling process can feel exciting for first time and repeat sellers, however, it can be somewhat overwhelming when you don’t know what to expect. In these videos, I break down our process into 7 steps that will help you get a better understanding of how we will work together to accomplish your goals in purchasing a home in the 30A market.

Step 1. Pricing Strategy

Number one pricing strategy. You’ve decided to sell your home and we are honored that you’ve chosen the Beach Collective team. The process can be daunting, but we are committed to making it as pain-free and profitable as possible. First, we’ll need to take the time to learn more about your home. Any recent updates or any of.

Improvements you’ve made and what you love most about it. Next, we can discuss opportunities to put your home’s best foot forward, and connect you with our local team of service providers to help you get your home ready. Finally, we’ll do an in-depth market analysis and discuss a pricing strategy that best fits your goals.


Step 2: Photos and Marketing

 Number two, photos and marketing. Once your home is ready and we’ve determined the best pricing strategy, we only get one chance to make a great first impression. So photography is everything when it comes to listing your home. We work with our team of professional photographers and videographers to ensure we have beautiful imagery to create a completely digital and print marketing package.

Our goal is to make your property stand out amongst the competition and get maximum exposure because exposure equals opportunities. We leverage our database relationships with local agents, our network in feeder markets and our social media audience as part of our marketing strategy.


Step 3: Collections

Number three, showings! Now is the time to show your home off. Our team will work with you and your management team if necessary, to coordinate open houses, virtual tours, and private showings. Our goal is to get as much exposure for your home as possible, so our team is committed to making the showing process hassle free.

Step 4: Gathering Feedback

Number four, gathering feedback. Feedback from potential buyers and other real estate professionals is invaluable. We make it a priority to connect with each person or their agent as they tour the home and gather feedback. Each week we share that information with you along with information about how many showings we’ve had and how many people are interacting with the listing online. This helps us understand how your home is stacking up to the competition.


Step 5: Offers & Negotiations

Number five, offers a negotiations. Congratulations! We got an offer. We will work with you to evaluate each offer, explain the terms, and help you understand the real value of each contract. The highest price offer doesn’t always mean the best offer, so we will work together to determine our negotiation strategy with the goal of getting you the best price and best terms for your home.


Step 6: Contingency Period

Congratulations! We’re under contract, so with the help of my team, we’ll confirm all the contract deadlines, notify the title company and lender if you’re financing the purchase. The title company will verify wiring instructions for your escrow deposit, and we’ll share our recommendations for local home vendors and help get that scheduled for you.


Step 7: Time to Close!

We did it! We marketed your home, accepted a winning offer, and now it’s time to close. This can be done in person, or if you don’t plan to be in town and would prefer to close remotely, we can work with the title company to make arrangements to close from the convenience of your home or your office. My team and I will do a final walkthrough with the buyers or their agent, help with transferring utility accounts and work with you to make the transition as smooth as possible.
